One other thing…  the real estate agent has these documents that the seller HAS to fill out and sign… they are called Disclosures, and you, as the seller are obligated to tell the truth about your house. In fact, the more honest you are about the defects of the house, the better off you are if there is a problem within the next 10 years. Remember all you need to do is list all of the problems that you know about. Its real simple… tell the truth and risk scaring off the potential buyers, or be sued later. Next, even if you pass that inspection hurdle with the buyer and you agree to repairs, there is the financing and banks hurdle. Did I mention that no bank will lend money for a house that needs repairs unless the repairs are made in advance? Wait, didnt you want to avoid spending money  on repairs because you wanted a guaranteed return on your investment? That is not going to happen with this option because banks want to make sure that the house is move in ready (this is kind of a new banking rule that wants certain safety and livability standards for the buyers so they continue to pay the mortgage).

Finally, we come to the next hurdle… the appraisal. Don’t worry about the appraisal, because the buyer pays for it and the bank is only going to make sure that the house is worth what the buyer is paying for including repairs before the closing. That means before you see any money. When the appraisal is approved, the bank will have other conditions that may never have a hope of being met. Believe me it won’t be the buyers fault. It will be because of the condition of the house. That house that you are sure is worth more than the whole process will allow.
